Avoid making your decision based solely on price. Don’t skimp!! Choosing the least expensive option can often result in subpar inspections. I’ve seen this happen; opting for a cheaper service can leave you feeling uncertain about the thoroughness of your home inspection. I’ll never forget the guy that showed up with a clipboard and a pencil and talked about how he’s been inspecting homes since the 1970’s. He was awful!! In this industry, the value truly reflects the quality of service you receive. A competent inspector will provide a detailed report that includes photographs of any defects they discover. I recommend viewing samples of their reports on their website to gauge the level of detail they include. This information is invaluable for assessing the condition of the home and making well-informed decisions about your potential investment.

Detailed Breakdown of Home Inspection Costs
Core Inspections
- Structural/Mechanical Home Inspection ($550): Examines the integrity of the home’s structure, its roof, HVAC, plumbing, and other critical systems.
- Radon Testing ($175): RI DEM reports that one in four homes exceeds the EPA’s recommended radon levels. In homes with finished basements or those that you intend to finish or anticipate spending significant time in it likely makes sense for you to include the radon test. In most instances where the levels are above the recommended level I am able to negotiate that the seller installs a radon mitigation system (typically costs $1200-1800) or a repair credit.
- Water Quality Test ($250-500): Essential for properties with wells, this test ensures that your drinking water is free from harmful contaminants. You can opt for a basic test or a broad test. The results typically take 7-10 days.
- Well Flow Test ($250): Checks the well’s capacity to meet your water needs without running dry, ensuring sustainability and convenience.
- Septic Inspection ($300): For homes with septic systems, this inspection assesses the system’s current condition and future maintenance requirements.
Electrical Inspections ($250-400)
Recent legislative changes in Rhode Island, effective January 25, 2025, now restrict home inspectors from evaluating electrical systems. This important task must be performed by a licensed electrician. To assist you, I offer a curated list of reliable, top-rated electricians who are qualified to conduct this crucial inspection. Although there is hope that this legislation might be reversed, for now, please anticipate an additional cost ranging from $250 to $400 for this service. It’s worth noting that electrical panels might appear problem-free at first glance, but issues like water intrusion and rust can be found once the panel cover is removed, potentially requiring a full replacement. In many instances, I have successfully negotiated either a replacement or a repair cost credit for my clients.
Additional Optional Tests
- Air Quality/Mold Testing ($300-500): Recommended if there are concerns about mold or air quality, especially if you have severe allergens. Note that the results can take up to a week or more so a reduced inspection time may not be possible if you intend to inspect the air quality. It may make sense to first have a Home Inspection and if the inspector recommends further testing we can request to extend the inspection time period.
- Pest Inspection ($100): Identifies any pest infestations that could potentially damage the property’s structure–this is typically part of the basic home inspection but if you are using a VA or FHA loan you will be required to have additional testing.
- Sewer Scope Inspection ($250): This inspection employs a camera to examine the sewer lines for any potential issues that could necessitate expensive repairs. It is especially recommended for older homes that are likely to have cast iron sewer lines or for properties with trees or bushes near the sewer line path. Roots from vegetation can invade and obstruct or even damage the sewer lines, leading to significant plumbing issues.
- Lead Inspection ($200-400):In Rhode Island, 80% of our housing stock predates 1978, resulting in high levels of lead, especially where there is frequent friction or impact—such as doors rubbing, old windows, and stair treads. It’s challenging to ensure a property is completely lead-free unless these components are replaced. If lead exposure is a particular concern for you, consider the age of the home you’re purchasing.
