Home Inspectors: Here’s Who You’re Gonna Call!

Here are the inspectors that I have worked with in the past that I can confidently refer for your home inspection. Can you use someone that’s not on this list–sure, but you need to make sure that you read their reviews, make sure that they provide a full report with pictures, and that they’re a licensed home inspector. An additional bonus would be that they provide a home warranty.

Rhode Island Structural/Mechanical Inspectors

A structural/mechanical inspector focuses on the integrity and functionality of a home’s core components. During the inspection, they will assess the condition of the home’s foundation, framing, and overall structure to ensure everything is sound and stable. They also examine the mechanical systems, including the HVAC system, plumbing, and appliances, to verify that they are operating properly and meet current safety standards. This thorough evaluation helps identify any potential issues that might require immediate attention or could lead to future problems. Note that due to a law passed in Rhode Island home inspectors are no longer able to inspect the Electrical components of the house (panel, outlets—nothing!) so you may need to hire an additional Licensed Electrician to perform this part of the home inspection.

Well Inspections

Well testing is an essential process for homes that rely on private wells for their water supply. This testing includes both a flow test and water quality analysis to ensure the well provides not only sufficient water for the household’s needs but also that it is safe for consumption. The flow test measures the rate at which water is drawn from the well and assesses the recovery rate of the well to ensure it can sustain everyday water usage without depletion. Water quality testing analyzes the water for contaminants such as bacteria, nitrates, and other harmful substances to ensure it meets health standards. Together, these tests help homeowners understand the functionality and safety of their well, ensuring reliable and clean water supply.

Licensed Electrician for Electrical Inspection

Electrical inspections are particularly vital for older homes, where it is common to find multiple generations of wiring within a single property. These inspections examine the electrical panel, wiring, and individual outlets to ensure everything is up to current safety standards. While I can identify some potential electrical issues during a walkthrough, such as outdated wiring or visible discrepancies, I am not equipped to assess the complete safety of the electrical system. An electrical inspection helps ensure that the entire system is safe, functional, and free of any hazards that could pose a risk to the home and its inhabitants. This is especially important in older homes, where outdated wiring practices and wear over time can lead to significant safety concerns. Previously this was a service conducted by the general home inspectors but that is not currently the case. This list is evolving. Pricing for now seems to vary from $250-400 for single family homes.
